More Tips for Showing Your Home Charlotte NC Real Estate

Here are some more helpful tips for seller's when showing their homes.

Most importantly is for you to make sure the house has lots of natural light. Open blinds and curtains and turn on lights--this will help your home show much better.

Have your home professional staged. It's important to de-clutter and make sure the best features of your home are show, ex. hardwood floors by taking out floor carpets, Showing off fireplace by de-cluttering. A good home stager should be able to walk your home and give you some basic ideas of what you need to do. I am a home stager and stage all more listings free of charge when they list with me.

Make sure the curb appeal is attractive. Rake the leaves, trim the bushes and make sure the lawn is in the best condition possible. Swept walkways and driveway help also.

Lastly, power wash your home. You will be surprised how much better your house looks after a good power wash, especially garage doors.

Listing your home in Charlotte, NC

If you are currently thinking of listing your home or have it listed, I have some great tips when it comes to good smells and bad smells. Have you ever walked into a home and it smelled like freshly baked cookies or a fresh scent--this automatically gives you a good feeling. On the other hand, have you ever walked into a home and all you could do was smell smoke, old trash or anything that wasn't pleasant? Here are some ideas to avoid bad smells:

1. Take out the trash
2. Do not let your clients smoke in the house
3. Do not cook strong smelling foods, such as fish, eggs, garlic, broccoli
4. Make sure the pets are limited to one room and wash their bedding often.

Some tips of scents that are appealing are:

1. Scented candles--nothing heavy citrus or lemon is best
2. open windows and let fresh air in
3. Cinnamon sticks are great
4. If you have pets, use odor eliminators like PureAyre
5. Freshly baked cookies or bread have a great homey smell

Homes sold for August 2009 in Charlotte from $1M and up were, 2 in Eastover, 2 in Cotswold, 3 Myers Park, 4 Foxcroft, 1 at The Harbour at the Pointe, 2 The Peninsula, 1 Chapel Cover and 2 that were not in a subdivision. That's a total of 17 homes sold for the month and that has been the average for the last months. Good news is this market is holding it's own. In today's market it seems many people are having a hard time qualifying when it comes to obtaining a mortgage. Here are some interesting real estate statistics for the Charlotte, NC area. The homes selling in the upscale market seem to be picking up slightly, with 50 homes sold in the month of July in the $500,000 to $1,000,000 range versus 102 homes sold during the month of June this year. That is a 50% reduction from last month, but still we are selling and closing real estate business here in Charlotte, which is a good thing. The price point from $1,000,000 and up was also lower in July with 10 homes sold versus June we have 15 homes sold over the $1,000,000 range. The price range from under $500,000 in Charlotte, NC are the homes that are selling in large numbers--especially the $100,000 to $200,000 homes being sold and I believe that has to do with the $8,000 tax credit first time home buyers are receiving. May Statistics - I have been blogging about some interesting statistics and now that we're nearing the end of May 2009, I wanted to share with you some numbers of homes sold in the Charlotte, NC area. There were 74 homes sold between the price range of $500,000 and $1,000,000 during the month of May--who says the market is down?--perhaps from last years numbers that were way above this years. The $1,000,000 market and up for the month of May 2009 is down from April with only 8 homes sold and last month I believe there were about 18. The good news is, we are selling homes here in Charlotte, NC and that's awesome. The lower end market from $100,000 up to $500,000 is off the charts, with hundreds of homes selling. Please watch for June 2009 numbers and lets hope for continued home growth here in Charlotte! Providence Plantation is in my opinion one of the nicest subdivision in the South Charlotte area. Currently in this subdivision there are over 61 homes for sale and they range from 298K up to 1.2M plus. Most of these homes are located on spacious lots, with mature landscaping. Providence Planation subdivision sprawls up and down Providence Road for a couple miles, with cul-de-sac roads and little neighborhoods within this large subdivision. Providence Plantation is located off of Providence Road just minutes south of the Arboretum and close to highway 485. Whenever I drive through the neighborhood, the properties appear well kept and it has a very peaceful feel--love it!

In the next weeks I will be listing a new property for sale on a cul-de-sac lot with a spacious backyard. The home is a hard stucco property and is over 4000 square feel and in immaculate condition. What does it mean when a real estate professional says it's a buyers market? It means that you as a buyer are at a time in real estate when prices are nearing the bottom, if not already there. Homes are priced to sell and to top it off we have the lowest interest rates--that we have not seen in years--for home mortgages. One thing people do not understand though, is if you have to sell your home to purchase a new one, it's all relevant. You will receive less money for your home, if you sell today than you would have two years ago, but on the other end of that you will be purchasing a home for less than you would have two years ago. This makes it a real "buyers market" when you have cash and are ready to invest without having to sell property. Wanted to share with you some interesting statistics that I pulled from the Charlotte NC MLS. The statistics are for luxury homes bought and sold during the month of April, 2009. There were over thirteen (13) homes sold during the month of April that were $1,000,000 and above. Also, there were over fifty seven (57) homes sold between the price range of $500,000 and $1,000,000. This is a great sign that the housing market is coming back in Charlotte. Freedom Park Charlotte NC/Places to Visit by your local Real Estate Agent

What a great day it was at Freedom Park on Saturday, April 25, 2009.

If you have not had a chance to visit Freedom Park, you have to check it out. It's located on 1900 E. Blvd in Charlotte (near amphitheatre). The Park is filled with walking trails, gazebos, lakes, bridges and plenty of green lawn to throw a blanket on and have some quiet time or a picnic.

I was there on Saturday to volunteer for CIS/Safe Journey Festival. It was a Community Education Festival for young teens. This even was to support young teens who have become pregnant and the event was to help them with information and resources and to help make sure they graduate from High School.

The participants were invited to attend with their family member and were provided with exciting activities. The main purpose of the event was to educate participants of the resources available to them in Mecklenburg County. This year 21 agencies from all over Charlotte were invited to attend. Some of the agencies include: The Women’s Commission, Teen Health Connection, Child Support Enforcement, and many more.
Agencies set up info booths and participants were required to visit each booth in an organized “game” to receive answers to specific, prepared questions. The first to complete the answer/question activity won a prize. This type of incentive ensured that the young ladies would visit each booth and at least learn of the resources available to them.

All participants who volunteered for this event were from Elevation Church located here in Charlotte.

In the year of 2008 we had more than 11,000 new residential homes added to our community. The non-residential new construction is also growing 20 percent above the year 2007. This is what they have fore casted for Charlotte and we are just about to surpass our $2.1 billion all time record. I just read some interesting information from the PMI Mortgage Insurance Company's first quarter residential real estate report for Charlotte. Charlotte has ranked number nine out of fifty of the biggest city statistics in the United states housing market. We have grown 24 percent from March to February this year in residential real estate home sales here in the Charlotte area. The home sales price also has increased 4.7 percent during this time. The Charlotte area is also in the top 10 home/property search for buyers in the United States.

I would like to share with you this great subdivision located in South Charlotte called Providence West. It's located in the Ballantyne area off of Bryant Farms Road. First of all, the location is awesome, you can walk to the Morrison YMCA, which is one of the top Y's in the US. It also is in a great school system, where the schools have some of the best ratings in Charlotte, NC. There is Hawk Ridge Elementary, Community House/Middle and Ardrey Kell High School. The community is of older homes, but along with an older home comes mature landscaping and larger lots than you see now with the new homes being built. The subdivision goes for about a mile with side roads and cul-de-sacs at the end of every road. At the very end of this subdivision is a new one called Lansford. These homes are about 4 years old and they are all built by Evergreen Home Builders. The only way in and out of this neighborhood is through the entrance on Bryant Farms. I was just looking at some statistics from sold homes in Charlotte, North Carolina, Ballantyne area--zip code 28277. There were 27 homes sold during the month of March and the price range was from $200,000 to $1,100,000. Five of the properties that sold were in the Ballantyne Country Club subdivision, which is a good sign. Things have been very slow to sell in that development in the last months and five homes sold in the last thirty days is an encouraging sign that things are changing for the better in the Real Estate market here in Charlotte, NC.

Stone Creek Ranch had four sales and the other subdivisions were miscellaneous ones throughout the 28277 area code location.

The number one thing that makes a good Realtor is that they will return your phone calls and emails within a reasonable time frame. How many times have you called for information on a house and days later receive a phone call from some unprofessional Real Estate Agent that wants to know how they can help you? For me, that is unacceptable and that is what makes me stand out in this business--with me you will receive a timely response to all questions. The next thing is your Realtor, Real Estate Agent should communicate with you on your level. Many people know very little when buying their first home and some still need to be educated on their second and on. They also need to have excellent listening skills. Are you relocating from another Country to the United States? Believe me, I know this is a life changing experience and I'm aware of this because I have moved from the United States to Europe--Munich, Germany--and lived there for six and a half years. It was a huge adjustment for myself and my family and after that experience, I know I can help families make this a stress free and easy transition. There's so much to think about, from deciding what schools to put your children in, whether it be a school that teaches the language of the Country you're coming from or perhaps you'd like your children to learn the new language as a secondary language. Next comes your Visa's, which you need direction from your company or whomever is helping you with your relocation. Then housing, where to live? What's convenient to your work? Where is the best fit for you and your family? Driver license or transportation if needed....the list goes on. I also experienced this when returning back to the United States. I had to get my US license again, which meant taking the written test and also the driving test. Finding a home with a good school system for my children that would help them adjust back into the English language after being taught in school in German.
